Heating Ventalation Air Conditioning
All typical floors are serviced by Trane compartment central air handling units with outside air makeup, prefilters and MERV 13 pleated filters. Individual floor by floor mechanical system provide optimum tenant control and flexibility during business hours. Base building design is multi zone VAV system with reheat coils and in ceiling radiant heating panels along exterior windows. CO2 monitoring and control from central computerized terminal including continual sensing. Outside air exchanger provides up to 1 change every 60 minutes or as determined by building sensors based on occupancy.

Free Cooling Mechanical Design Parameters
- Approximately 2.0 watts/SF additional cooling available via tenant condenser water provisions. Subject to capacity availability.
Fire Sprinkler
- 207 and 215 9th Avenue SW is fully sprinklered to NFPA #13 1996 wet pipe distribution design standards. Design criteria in office/common areas is light hazard design with a density of .10 US gallons per minute per square foot over 1,500 square feet. Fire booster pumps are incorporated to meet water volume requirements and there are fire hose cabinets and hand-held fire extinguishers located on each floor.
Plumbing Systems
- Low flow fixtures and energy star rated appliances are the standard throughout 207 and 215 9th Avenue SW. One set of accessibility challenged men’s and ladies washrooms are located within the core wall designs and accessible from lobby areas.
Fire Alarm
- Each building is protected by a Notifier fully addressable fire alarm system.
Electrical Specifications Design Parameters
Typcial floors have separate electrical rooms proving power for equipment, lighting, with step down dry type transformers and convenience loads.

Lighting System
- Typical office lighting is provided by T-Bar drop in 1 x 4 2 lamp T8 florescent fixtures controlled via in-suite zones and individual fixture infra-red lighting occupancy sensors. Base building lighting design office areas 35-40 Footcandles at 29" above finished floor.
Telephone and Cabling
- Typical floors have separate communications rooms providing copper, fiber and co-axial networking. Tenants are not permitted to install any equipment within these rooms. Tenants are offered emergency backup power from the tenant’s emergency generator subject to capacity availability.
- An above ceiling cable tray system is provided for the tenants use for the ease of communication cables distribution around the typical floor plate.

Structural Design
- Typical floor slab design is poured in place suspended slab on an 8 x 8 meter colum grid using reinforced concrete beam designs. Typical suspended floor load design is 1.92 kPa (40 LBs) psf.
Vertical Transportation
Manufactured and installed by Otis Elevator each tower has specific capacity and car counts using a combination of high-speed gearless elevators and or one escalator. Gearless elevators are rated at 1,588 KG weight capacity with traveling speeds of 2.58 m/s.

- Four - all of which serve the single level of underground parking with one elevator designated for freight
- Two Otis escalators provide moving access between the main lobby and second floor pedestrian walkway.
- West Tower
- Eight Otis gearless traction elevators service the west tower.
- Four are assigned to service the low rise and three service the high rise with an additional elevator designated as the freight elevator servicing all floors.
- Two shuttle elevators service the parking garage levels P4 through to the second floor.
Miscellaneous
- The buildings exteriors are made up of unitized curtain wall double paned reflective tinted sealed units and window wall units.
- The two towers are connected by a enclosed Plus 15 pedestrian walk way.

- Loading is through a centrally located courtyard.
